Home Performance Assessment Questions

Warm-up Questions

1. How long have you lived here?

2. How long do you plan to stay?

3. What year was the house built? (ballpark is okay)

4. How many square feet is the home? (ballpark is okay)

A major goal of the visit is to get clients to open up and bare their souls and emotions so that you have a good set of goals to work from and a project is more likely. This question begins to open them up in a non-threatening way.

1. Why did you choose to live here? What do you like about the area and/or the house?

2. What do you two do (occupation)?

3. Do you have kids? How old?

4. How many people live here?

5. What improvements have you made to the house?

6. What improvements do you plan on making?

7. Do you know if any insulation has been done? Attic, walls, basement, crawl-space? If you did it, did it help?

8. How capable are you at DIY? (1 = Which end of screwdriver do I use, 10 = Bob Villa)

9. How much time do you have for DIY? (1 = None, 10 = All day, every day)

10. Does your furnace or AC ever run constantly? When? How often?

11. Are there any noise issues? (traffic, HVAC, etc.)

Health and Safety

1. Do you have any carbon monoxide detectors? How old? Have they ever gone off? What happened?

2. Does anyone have allergies? To what? When are they the worst?

3. Does anyone have asthma?

4. Is the house dry in the winter? Dry skin? Lots of lotion? Cracked skin / bleeding?

5. Do you have a humidifier? Have you changed the pad?

6. Does anyone get sick more often than in other homes or more often than they should?

7. Does anyone have mold or chemical sensitivities?

8. Is the house dirty? Do you dust more often than it seems like you should?

9. Do odors linger anywhere? (cooking, showers, bathrooms)

10. Is the basement / crawl-space ever damp? When / where?

11. Do you notice mold or mildew anywhere? Musty smells?

12. Have you ever had a plumbing leak? Where, how long ago, how severe, how was it fixed?

13. Have you ever had any ice dams or places where large icicles form?

14. Do you have a dehumidifier? Where? When do you run it?

15. Do you have any air purifiers / filters? Where? Why?

16. Do you run your furnace fan all the time? Some seasons? Why?

17. Do you change your furnace filter? How often? Is it dirty?

18. Do you have bath fans in every bathroom with tub / shower? Do they vent outside?

19. Do you have a range hood? Does it vent outside? Do you use it or is it too loud?

20. Have you had pest issues (mice, rodents, ants, etc.)? Where? When?

21. Do you use air fresheners, candles, or incense?

22. Does anyone smoke?

Durability Questions

1. Are there any puddles near or against the house during or after strong storms?

2. Have you ever had a flood inside the house from plumbing or rain? When? Where?

3. Do the gutters overflow during rain storms?

4. Have you ever had mold remediation done? Did previous owners? Where? When? Why?

Efficiency Questions

1. Do you feel like your house uses more or less energy than your neighbors?

2. Do you have any interest in moving away from fossil fuels? Why?

3. Anything I missed?
